Eight questions to ask before reserving a pre-sale apartment
Buying at pre-sale can get you the best price. These are the questions worth asking before you leave your reservation deposit.
The more you pay at signing, the less you pay in total. We explain each part of the plan with a real example from our price list.

At pre-sale, the price of an apartment is not paid all at once. It is divided into three parts that always add up to 100%: the down payment, the deferred payments and the balance.
It suits the developer to receive more money at the start, because that money funds construction. That is why the higher the down payment, the larger the discount on the list price.
On the October 2026 price list for DUNAS Eje Central 909A, the lowest-priced apartment has a list price of $4,069,290. With the lightest plan you pay a 5% down payment, 5% during construction and 90% on delivery, with no discount. If you pay 90% at signing and 10% on delivery, the discount reaches 8%: you pay $3,743,747 in total, that is, $325,543 less.
Between those two extremes there are intermediate plans, and each development has its own table. You can try them out with the calculator Build your plan.
It depends on your liquidity and on how you will pay the balance. If you will use a mortgage loan, it is worth getting it pre-approved from the start so you know what amount you can cover on delivery.
The examples are illustrative and based on the current price list; they are neither an offer nor financial advice. An advisor will give you the full table for the development you are interested in.
